For real estate investors, understanding market velocity is just as critical as tracking price trends. To see where inventory is actually moving, we calculated the All Housing Unit Sold to Listing Momentum Score across the top 100 MSAs over the past six months.
This score represents the percentile rank of sold listings versus active sale listings, essentially, it measures relative market clearing momentum. A higher score means properties are selling quickly relative to what is available, while a lower score indicates inventory is piling up.
All Housing Unit Sold-to-Listing Momentum Score
Score represents the percentile rank of sold listings / sale listings across the largest metros over the last 6 months.
Larger circles indicate stronger relative market clearing.

Here is a look at the markets with the highest and lowest momentum right now:
📈 The Leaderboard: Top 5 MSAs
The strongest relative momentum is heavily concentrated in the Northeast and Midwest.
Hartford, CT (100/100)
Rochester, NY (99/100)
Bridgeport, CT (98/100)
Syracuse, NY (97/100)
Milwaukee, WI (96/100)
📉 The Watchlist: Bottom 5 MSAs
Conversely, markets with the slowest clearing momentum are entirely located in Texas and Utah, regions that previously saw massive pandemic era booms.
Houston, TX (0/100)
Provo, UT (1/100)
Austin, TX (2/100)
Ogden, UT (3/100)
Salt Lake City, UT (4/100)
Takeaway for Investors
The data highlights a sharp regional divergence. Secondary markets in the Northeast and Midwest are exhibiting tight inventory and high liquidity, suggesting strong seller conditions. Meanwhile, major Sunbelt and Mountain West metros are seeing a significant slowdown in absorption.
For investors looking to acquire, these lower momentum markets may present increasing negotiating leverage as properties sit longer on the market.
Keep an eye on these clearing ratios as you evaluate your next target market.
